A boundary survey involves a combination of physical measurement of existing boundary lines based on found monumentation and the comparison of those measurements with record deeds of the subject tract. Comparing the measured information and the recorded information, we verify if the original corners have been found or if new monumentation should be set. A complete survey also includes the determination of adjacent land owners and the comparison of their deeds to verify the lack of conflicts between adjoining tracts.
Results of the finding of a survey are presented in a graphic presentation known as a survey plat.
To identify a tract to the public when the property is not located in a recorded Subdivision, a legal description is prepared. The legal description, know as Field Notes or Metes & Bounds, involves a written description of the boundaries of the property. This description should be attached to the Deed that is conveying property.
In addition to the boundary measurements mentioned above we also measure all visible improvements located on the ground. This includes, but is not limited to, all permanent structures, driveways, pools, wells and septics. These improvements are added to the survey plat.
Topo's show elevation differences of the property. This is important for pre-construction design as it's used to plan dirt work and house or structure positioning.
A Tree survey allows you to see where certain kinds or sizes of trees are located in order to position your building appropriately.
Both of these products help you understand the lay of the land.
We establish a sea level elevation on a new or existing structure. The certificate goes along with a "letter of map amendment" when trying to have an item removed from the flood zone, obtaining flood insurance, building permits and letters of occupancy.

Typically required by lenders or buyers of commercial properties and used by title companies to insure the property without exception, it is the most comprehensive survey performed by a surveyor.
The request for an ALTA survey requires the client to designate which of the optional items listed in Table "A" of ALTA Standards are to be incorporated.
State law requires any changes to a platted subdivision be approved by the appropriate governmental body and placed on record with the County Clerk.
